WHAT TO KNOW IN NEVADA
Clark County volume + format
Clark County Building handles most commercial volume in Las Vegas valley. Their ePlan portal accepts standard PDF sheet sets — no proprietary format — and turnaround is fast when the set follows their cover-sheet checklist.
Henderson and North Las Vegas split off
Both cities have their own building departments separate from Clark County. Henderson in particular is fast (over-the-counter for many TIs) but has stricter sign / signage guidelines than the County.
Reno / Washoe split building seasons
Northern Nevada has a tighter construction season and earlier-stage WUI overlays in the Sierra foothills. Permit timelines extend Oct–March for higher-elevation work.
No state energy program — IECC governs
Unlike CA Title 24, NV does not layer a state-level energy program. IECC 2018 prescriptive path is enough for most permit sets; performance path only on high-glazing custom homes.
HOW WE WORK IN NEVADA
Most of our Nevada volume runs through Clark County Building and the City of Las Vegas. Both AHJs accept standard PDF permit sets through their ePlan portals; the difference between a 2-week and a 6-week issuance is whether the cover sheet, code summary, and sheet index follow their published checklists. We file in their format by default.
Henderson and North Las Vegas are separate AHJs with their own counters. Henderson in particular has the fastest commercial TI turnaround in the Las Vegas valley — many over-the-counter same-day issuances when the set is clean. North Las Vegas is mid-pack on speed but stricter on signage and exterior design overlays.
For Reno and Washoe County, we coordinate with locally licensed engineers for structural and MEP stamping where required. Northern Nevada has a tighter construction season; we sequence permit submissions to clear plan-check before October when possible. WUI overlays apply in the Sierra foothills and west of Reno; we flag those on the kickoff call.
